The Real Estate Attorneys I’ve Met… Honestly a Little Crazy

Hello everyone, as a real estate attorney, it’s truly a blessing to come across reliable attorneys in cases. Today I want to share two stories about fellow attorneys who left a deep impression on me.
The first attorney is named Tom. I was representing the buyer and he was representing the seller. In the early stages, we negotiated the contract. After I sent him my contract comments, he told me, “I’ll get back to you tomorrow. I’m going on vacation today and will be driving, but I already have everything prepared, and will respond to your comments afterward.” Later that afternoon, he suddenly sent me an email and said, “Just wanted to let you know—I got into a car accident. But I’m fine. Today I can send you the contract comments because I no longer need to take a vacation.” I was honestly shocked. After getting into an accident, and confirming his injuries weren’t serious, he didn’t prioritize his own claim or recovery. Instead, he told me he could get back to work and would send me the revised comments that same day rather than waiting until tomorrow. That dedication truly impressed me. Throughout the rest of our communication, he was extremely professional as well.
The second attorney taught me a famous saying: “Every penny counts!” He mainly handles closings, so during the closing process, the amount my client wires must be confirmed by him. Only after his confirmation does he declare the closing complete and allow the buyer to pick up the keys. One time during a closing, my client told me the wire transfer was complete. Since we were in a rush, I called the attorney. He asked me, “How much did your client wire?” I said, “About a million dollars.” He responded, “No—if about a million were wired, I need the exact amount, down to the dollars and cents. I won’t charge you a penny more or a penny less. It has to be exact.” That was a great learning moment for me too.

第一个律师叫 Tom。我是作为买家律师,他作为卖家律师。我们在前期会做一些合同的沟通。我给他发合同意见之后,他回复说:“我明天回复你。我今天开车要休假,但我已经安排好了,之后再回复你的意见。”结果到了下午,他突然发来一封邮件说:“我跟你说一下,我出车祸了。但是没关系,我今天就可以把这个合同修改意见发给你了,因为我不需要休假了。”我当时真的非常震惊。因为他在出车祸之后,确认自己受伤不严重,不是去处理索赔或者休息,而是告诉我他可以继续工作,把合同修改意见当天就发给我,不用等到明天。这种职业精神让我非常敬佩。在之后的沟通中,他也展现出了极高的专业性。
第二个同行则教会了我一句名言:“Every penny counts!”(每一分钱都很重要)。他主要是做过户业务的,所以在过户的时候,我的客户汇多少钱,都是要由他确认的。因为只有在他确认无误之后,他才会说“过户完成,你们可以去拿钥匙了”。有一次过户时,我的客户告诉我已经汇完钱了。因为比较着急,我就直接打电话给他。他问我:“你客户汇了多少钱?”我说:“大概一百万吧。”他说:“不行!你要告诉我准确的金额,几美元几分都不能差。我不多收你一分钱,也不少收你一分钱,必须要精确。”这件事也让我受益匪浅。
