答案是——非常有必要。
前段时间,我们有一位购买独栋房屋的客户。我们坚持建议他在交易过程中做一份 Survey。结果图一出来,大家都大吃一惊:邻居的街道和围栏居然占到了客户的土地上,侵占了他的一部分产权。这样的情况,如果不通过测绘,是完全无法从过户的法律文件上看出来的。
发现问题后,我们立即与卖方律师进行沟通,要求对方解决这一侵占问题。只有在问题得到妥善处理后,我们才同意继续完成过户。这正体现了 Survey 的重要作用——它能够准确地显示出房屋的边界线,帮助买家确认自己的围栏、大门或车道是否越界,也能揭示邻居的设施是否侵占到自己的土地。
如果购买的是公寓(Condo)或合作公寓(Co-op),通常不需要做 Survey;但如果是购买独栋房屋,Survey 则几乎是必做的环节。几百美元的测绘费用,可能帮你避免将来上万美元的经济损失和法律纠纷。
因此,在纽约买房时一定要记住:Survey 不做,风险自负;Survey 做了,才能安心入眠。

When buying a single-family house in New York, many clients often ask whether it’s really necessary to do a survey.
The answer is: absolutely yes.
Not long ago, we had a client purchasing a house. We strongly recommended that he order a land survey, and when the results came back, it was quite a surprise. The neighbor’s sidewalk and fence were actually encroaching onto his property, taking up part of his land. Without a survey, this issue would never have been discovered, as it doesn’t appear anywhere in the legal closing documents.
Once we identified the encroachment, we immediately communicated with the seller’s attorney to resolve it. Only after the issue was properly addressed did we agree to proceed with the closing. This experience clearly shows the importance of a survey—it defines the exact boundaries of your property and lets you know whether your fence, gate, or driveway encroaches on someone else’s land, or if your neighbor’s property encroaches on yours.
If you’re buying a condo or co-op apartment, a survey usually isn’t necessary. But for a single-family house, it’s a must. Spending a few hundred dollars on a survey could save you from losing tens of thousands later on due to boundary disputes or legal problems.
So remember, when buying a house in New York: skipping the survey means taking on the risk yourself; doing the survey means peace of mind.
