纽约买房差点过不了户!银行最后关头出“状况”!

买房过户的前一天,一般都是风平浪静的,因为我们所有该准备的文件都已经准备好了。我们原本也以为,这个案子只要等到银行律师算好贷款金额,告诉我们数字,我们就能给客户准备过户费用,第二天顺利过户。


但是,我们一直等到下午4点,银行律师还没有给出最终费用。于是我们打电话过去,结果对方说还在确认最后的步骤。我们随口多问了一句,才发现银行居然还没联系上买家的雇主,没有确认买家是否仍在这家公司工作!


这可不是小问题。已经下午4点了,如果雇主联系不上,第二天肯定无法过户。我们马上联系客户,解释情况,并建议他立刻去联系公司HR,拿到正确的联系方式发给银行。我们特别强调:这个时候不要发Email,一定要打电话,直接说清楚。


客户很给力,很快联系到HR,并提供了正确的邮箱。结果发现,原来银行整整一周都发错了邮箱!难怪一直联系不上。多亏客户和HR的配合,银行才顺利完成雇主认证。


最终,贷款第二天成功放款,过户顺利完成。


买房并不只是钱的问题,更怕沟通环节出错。关键时刻,律师就是那个盯紧每一个细节,确保交易不翻车的人。

The day before a real estate closing is usually calm, since all the documents have already been prepared. In this case, we also thought it would be the same — all we needed was for the lender’s attorney to calculate the loan figures and provide them to us, so we could prepare the closing statement and close the next day.


But as we waited, by 4pm the lender’s attorney still hadn’t provided the final numbers. We called and asked why, and casually learned that the bank still hadn’t reached the buyer’s employer to confirm the buyer’s current employment status.


This was no small issue. At 4pm, if the employer couldn’t be reached, the closing the next day would be impossible. We immediately contacted our client, explained the situation, and advised him to reach out directly to his HR department, get the correct contact information, and send it to the bank immediately. We emphasized: at this point, don’t send emails — make a phone call directly.


Our client was very proactive. He quickly reached his HR, obtained the correct email, and gave it to the bank. It turned out that the bank had been sending messages to the wrong email address for an entire week! Thanks to the client’s effort and HR’s cooperation, the bank was finally able to complete the employment verification.


The next day, the loan was successfully funded and the closing went smoothly.
