大家好,我们最近代理了一个买家客户,他要买房。这套房子的情况非常好,价格也合适,所以他递交了 offer,我们的客户也进入了合同阶段。


在尽职调查过程中,我们发现房产计划书(offering plan)上的户型图和房子的实际布局存在差异。具体来说,餐厅和客厅之间现实中多了一堵墙,但在户型图上并没有显示。进一步调查后,我们咨询了相关机构,发现这堵墙的加建并没有获得任何机构的批准,也就是说属于非法加建。


在这种情况下,我们将问题与卖家团队沟通,指出这可能涉及法律风险。卖家最终也承认这是一个相对有风险的情况。虽然这并不是特别严重的瑕疵,但毕竟还是问题。于是我们积极为客户争取,最终拿到了一个非常不错的过户折扣。


因此我们想提醒大家,买卖房子时尽职调查非常重要,并不仅仅是一个形式。有时候看似省事,实际上并不一定省钱。大家一定要认真细致地完成尽职调查。

Hello everyone, recently we represented a buyer who wanted to purchase a property. The property was in excellent condition, and the price was reasonable. Therefore, he submitted an offer, and our client entered the contract negotiation stage.


During the due diligence process, we discovered that the floor plan in the offering plan was different from the property’s actual layout. Specifically, between the dining room and the living room, there was a wall in reality, but it was not shown on the floor plan. After further investigation with the relevant authorities, we found that this wall addition had not obtained any approval, meaning it was an illegal alteration.


In this situation, we communicated with the seller’s side and pointed out that this could involve legal risks. The seller eventually admitted that this was indeed a relatively risky issue. Although it wasn’t a major defect, it was still a problem. We then actively negotiated for our client and successfully secured a very favorable closing discount.


Therefore, we want to remind everyone that due diligence is extremely important when buying or selling property. It is not just a formality. Sometimes taking shortcuts does not necessarily save money. It is crucial to conduct thorough due diligence.
